  • Each unit includes a private patio or deck, and each building integrates fire-rated and acoustically separated suites to meet strict multi-family building standards.

Project Details

The Carrington Apartments project was designed not just as a place to live, but as a space to build community and enhance day-to-day living for residents. Integrated directly into the residential buildings, a range of thoughtfully designed amenity spaces were included to support both convenience and lifestyle.

These amenities featured a games room, co-working and conference spaces, private meeting rooms, and a dedicated mailroom, offering residents access to shared spaces for work, socializing, and everyday needs. Practical additions like bike parking, storage lockers, and a dog/bike wash station were also included, reflecting a focus on functionality and resident comfort.

Together, these features positioned Carrington Apartments as a well rounded, modern living environment suited for individuals and families who value both private space and accessible, on-site services.

Our Role:

Our Approach

The project included a total of 324 residential units across three six-storey buildings. Each unit was designed with a private patio or deck, enhancing outdoor living space and contributing to the overall architectural appeal.

Martennial Contracting Ltd. completed the full wood-frame construction of Buildings 1, 3, and 4. This included engineered floor systems, roof trusses, and a wide range of fire- and acoustically-rated wall assemblies.

Key materials used throughout the build included:
• 2×4 and 2×6 SPF lumber for structural framing
• 5/8” Type ‘X’ gypsum board for fire-rated assemblies
• R20 batt insulation with 6-mil poly vapor barrier
• Resilient channel systems and acoustic batt insulation
• Fiber cement siding, aluminum cladding, and brick veneer for exterior finishes

Unique architectural features included private balconies or patios for every unit, high STC-rated walls between suites, and a clean, modern exterior finish that blended materials for both function and aesthetics.

Challenges and Solutions

During the Carrington Apartments project, the team encountered a few logistical challenges that required flexibility and site wide coordination. One notable disruption came when the primary lifting equipment was temporarily unavailable. This impacted material handling and slowed production during a critical framing stage. To adapt, We supplemented with alternate lifting equipment, including a Roto and mobile crane, and adjusted site logistics to keep progress moving safely and efficiently.

In addition, there were periods where site sequencing and scheduling limitations required framing on one of the buildings to be delayed, allowing other trades time to catch up. While this change in workflow reduced some of the momentum built from simultaneous framing, the team worked within the updated schedule and realigned resources accordingly.

Delays in the delivery of prefabricated components also added some complexity to the overall timeline. By modifying installation plans and adapting movement strategies on short notice, Martennial was able to maintain consistent progress across all three buildings.

These types of challenges are common on projects of this scale, and navigating them successfully relied on clear communication, adaptability, and a collaborative approach with all site teams.

Team and Process

Martennial Contracting was responsible for the complete framing scope on Buildings 1, 3, and 4, which included structural floor systems, wall framing, roof assemblies, and integrated features such as fire- and acoustically-rated walls. The team’s work played a critical role in maintaining the construction timeline and supporting the structural integrity of the entire development.

Approximately 20 to 30 crew members contributed to the project at various stages, with teams rotating across buildings to maintain momentum. Martennial’s team brought together a diverse group of skilled workers with varying backgrounds and experience levels, which helped foster a collaborative and adaptable work environment.

A standout aspect of the project was the ability to maintain consistent quality across three large buildings, despite changing site conditions, equipment limitations, and shifts in schedule. Building floor systems, decks, and roof structures at ground level to enhance safety and productivity also stood out as an efficient and practical approach that benefited the entire site.

The client’s vision for the Carrington Apartments project was to create a modern, high-density residential development that combined durability, efficiency, and comfort. The design emphasized long-term value, with features such as private outdoor spaces for every unit and high-performing fire- and sound-rated wall systems to enhance resident experience.

Martennial aligned with this vision by delivering precise, high-quality framing that supported the architectural intent and met all structural and code requirements. The team ensured each phase of framing—from floor systems to roof structures—was completed efficiently, contributing to the overall flow of construction and helping keep the project on track.
