This 4-storey, 88-unit residential building offers modern living with thoughtful amenities. It includes a shared underground parkadebicycle storage roomssurface visitor parking with barrier-free stalls, and designated loading zones. The building is fully sprinklered throughout, with barrier-free design elements to ensure accessibility for all residents. Private patios and balconies enhance livability, while the building’s structure meets high fire and acoustic performance standards. Sustainable features include an underground waste system with MOLOK bins for garbage, recycling, and organics, helping support an efficient and clean-living environment.

Construction Overview

Harlow Building 3000 consists of 88 residential units framed using wood construction over four storeys. The building features engineered floor joistsprefabricated roof trusses, and OSB T&G sheathing. Key materials include R-20 batt insulation in exterior walls, R-40 attic insulationType ‘X’ gypsum board for fire-rated assemblies, and resilient channel systems for acoustic control.

Architecturally, the building features private balconies and patios, modern fiber cement and brick exterior finishes, and a combination of corridor and open-concept suite layouts. All assemblies meet stringent fire and sound ratings, with thoughtful details like moisture-resistant drywall in wet areas and pre-sloped balconies enhancing durability and livability.

Challenges and Solutions

Harlow Building 3000 was one of the smoother, more well-coordinated projects we’ve completed. The framing progressed quickly thanks to on-time delivery of prefabricated panels, allowing our crew to stay productive without delays. While some sequencing in the panel drop wasn’t perfect, it never disrupted our flow on site.

One of the standout aspects of this project was the exceptional coordination with other trades — particularly the masonry team (“the brickies”) and steel contractors. Their organization and preparation made it easier for us to execute efficiently and safely. With strong collaboration and clear communication across teams, this project stayed on track and delivered without surprises.
