Residents enjoy secure underground parking, ample visitor and surface stalls, private patios and balconies, and convenient bike storage with over 225 spaces. The building includes barrier-free accessibility, emergency vehicle access, and a fully sprinklered fire protection system. Sustainable features like underground MOLOK waste and recycling bins support a clean, efficient living environment. The Arthur offers a balance of comfort, function, and community-focused design.
The Arthur is a 98-unit, 5-storey multi-family residential building located in Calgary’s Cityscape community. Built using wood-frame construction, the project features durable materials like engineered floor joists, OSB sheathing, R-20 batt insulation, and Type ‘X’ fire-rated gypsum board. Designed for modern living, the building includes private balconies and patios, underground parking, secure bike storage, and barrier-free accessibility. With thoughtful details such as resilient channels for soundproofing, underground waste systems, and efficient fire-rated assemblies, The Arthur offers quality, safety, and comfort in every square foot.
The Arthur – Building 2000 presented a few real-world challenges, including a tight schedule and a delay in panel deliveries that set back production by over a week. We also faced extreme weather during roof construction, working through temperatures that dropped below -30°C with windchill. Installing roof trusses and sheathing under those conditions wasn’t easy, but our crew stayed focused and pushed through safely. While the structural design was fairly straightforward, there were some unique details like coil strapping on cantilevered decks that required extra coordination. Like any build, it came with its ups and downs but we stayed adaptable, leaned on experience, and did what it took to keep things moving.
The client’s goal for The Arthur – Building 2000 was to deliver a well-built, multi-family development on schedule, with quality workmanship and efficient execution. Martennial was brought on to handle the framing portion of the build, and we worked closely with the site team to align with their broader vision. Clear, consistent communication was key from coordinating daily progress to adjusting schedules around material delays and weather conditions. We kept the client updated with on-site feedback, collaborated openly to resolve challenges, and stayed focused on delivering our scope with reliability and professionalism.
Despite weather setbacks and supply delays, Martennial completed the framing scope of The Arthur – Building 2000 on a tight timeline of just 56 working days. The project stayed on track thanks to strong coordination, responsive communication, and a dedicated crew. The final outcome met the client’s expectations and contributed to the successful delivery of a high-quality, multi-family building.
For residents, the finished product offers functional, well-built homes with thoughtful framing details that support durability, safety, and sound performance. While no formal awards were received, the project was completed professionally and with care and we’re proud to have played a part in bringing it to life.
